What Is a 1031 DST?

A Delaware Statutory Trust (DST) is a special type of real estate investment that qualifies under IRS rules for a 1031 Exchange. Instead of buying and managing a new property yourself, you invest your sale proceeds into a professionally managed trust that owns income-producing agriculture land.

The DST Advantage: A Smart, Stress-Free Way to Transition Your Land

After years of hard work on the land, many farmers and ranchers face a tough decision-what to do next. If you're ready to slow down or retire from farming or ranching, a 1031 Exchange using a Delaware Statutory Trust (DST) could be your solution.

Instead of taking on the burden of finding and managing new ground, a DST allows you to defer capital gains taxes while enjoying passive income-without the headaches of being a landlord.

Here's how it works:

Whether you're ready to retire, simplify your life, or preserve your wealth for the next generation, a DST offers a flexible, low-stress path forward.

Why Farmers and Ranchers Use DSTs:

Start maximizing your savings today-contact NFN Farm Exchange and take the next step toward a stronger, more profitable farm.
